Everything you need to know about process, costs and services – answered briefly and clearly.
General
Home staging prepares a property specifically for sale or rental. We emphasise the strengths of the rooms, develop a lighting and colour concept, give every room a clear function and complete everything with suitable rental furniture, rugs, accessories and lighting.
This allows prospective buyers and tenants to imagine themselves living there straight away during the viewing.
In a nutshell, sellers and agents benefit from
- Perfect photo or even video material for advertising
- Fewer viewing appointments
- Up to 50 % shorter selling time
- The best possible sale price
- Satisfied customers
We work regardless of location: with our own transport service we deliver, assemble and collect flexibly wherever your property is. Since 2011 we have been staging properties of all sizes and styles.
Yes. In furnished properties, the individual style of the current owners is often too dominant. We “neutralise” by reducing personal items in a targeted way and adding suitable rental furniture, accessories and lighting – so the property appeals to the widest possible target group.
If a property is still being planned, virtual staging can be very helpful. Staging existing properties “live”, however, creates a tangible experience during the viewing: you sit on the sofa or at the dining table, the rooms no longer echo, it feels cosy.
With virtual staging, prospective buyers see beautiful pictures – but the viewing then takes place in an empty property. One WOHNFEE customer put it in a nutshell: you can’t compare a concert on TV with a live concert!
Process & timing
- Initial contact: You send us the floor plan, some photos and the address.
- Viewing: After a personal conversation, we view the property and give a first cost estimate.
- Offer: You receive a detailed offer with a cost overview and a possible staging date.
- Staging: We stage the entire property in just one day.
- Marketing: Furniture and accessories remain on site during marketing.
- Collection: Once a buyer or tenant has been found, we collect everything again.
From the viewing to implementation we need – depending on the size of the property – 1–2 weeks. The actual staging is done in one day. The professional photos – or an individual video if you like – are ready for marketing the very next day.
For a first assessment, the floor plan, a few photos of the rooms and the address of the property are sufficient. We clarify everything else in a personal conversation and during the viewing.
The furniture, lamps and accessories remain in the property for the entire marketing period. Our package prices are based on a rental period of 3 months. That is the big difference to a visualisation – the feeling of living there can be experienced at every viewing.
Once a buyer or tenant has been found, a single phone call is all it takes: we dismantle all furniture, lamps and accessories and collect them again.
Costs & services
As a rule, the cost of a home staging including all rental furniture and accessories is 1–2 % of the sale price – depending on location, standard and condition of the property. For residential units up to 50, 70 and 100 m² there are packages with “from” prices; we prepare the final offer individually for your property.
Our service includes the concept, the selection of furniture, the organisation of transport and tradespeople and the staging on site. We prepare an individual offer for every property depending on the target group and rental period.
Lamp installation is not included. All prices plus 20 % VAT.
We charge a 50 % deposit, the remainder is due after the staging. All prices plus 20 % VAT.
Lamp installation is not included in our prices. It has to be carried out by the client or agreed individually with us.
Yes. Every property is furnished with an individual mix of real furniture, rugs and accessories that suits the target group. Every light outlet is fitted with lamps.
We only use cardboard furniture in the kitchen (a dummy kitchen adapted to the available space). In the bedroom we use a dummy bed with bedspread, cushions, throw and valance.
A staging that is too cheap and does not match the target group can be a disadvantage for the sale or rental.
WOHNFEE plans furniture, lighting, rugs and accessories to suit the target group – on average we deliver 80 to 150 pieces per property. Of course, this has a completely different effect than “a bit of decoration”. When comparing offers, look for the most detailed description of the furnishings possible.
For agents & developers
A home staging is usually financed by the owner of the property. As an agent, you therefore take no financial risk. You take care of the sale, we take care of the rest!
Yes. We furnish show flats in shell constructions and finished residential complexes and have even converted a site container into a sales room and office. This lets your customers experience the size and function of the rooms during the construction phase.
We have had particularly good experiences with properties with difficult floor plans or many sloping ceilings. In empty rooms it is often difficult to assess the proportions correctly – once furnished, size and function become clear immediately.
Furniture leasing & redesign
Yes – with furniture leasing you rent high-quality furniture and accessories flexibly for 1 month up to several years, for example for temporary living solutions. The longer the rental period, the better the conditions. We deliver, assemble and collect; the one-off delivery/collection fee is shown in the offer.
Our redesign is aimed at everyone who wants to change their own home. We analyse the rooms, create a mood board and an individual design concept with colours, materials, lighting, furniture and accessories – also including existing pieces of furniture. Implementation takes place all at once or step by step; if conversions are necessary, we work with selected architecture firms.
